Period building renovation in Luxembourg, new build inside the old shell

An older building is not a new build with patina. It has character, fabric and stories, and often damp cellars, walls slightly out of plumb and pipework from another era. Renovating period property in Luxembourg means taking both sides seriously: preserving the old with respect and slotting in the new so that people get the 21st-century comfort they actually expect.

What we do on period renovations

  • Condition survey including moisture and fabric assessment
  • Energy upgrades: insulation, windows, heating
  • Layout optimisation: moving walls, combining rooms
  • Drywall to integrate new building services
  • Heritage-sensitive surfaces and details
  • Bathrooms and plumbing to current standards
  • Floor build-ups with impact sound and underfloor heating

Using Luxembourg grant schemes

Luxembourg runs state grants for energy upgrades (including PRIMe House) and some communes add their own subsidies. We flag eligible measures in the quote, you or your energy consultant handle the application itself.

Our approach: understand the fabric first

We don't plan a renovation from a drawing board. We open up walls, measure moisture, check joists and ceilings before we talk about finishes. That sounds like extra effort, but it saves grief: surprises during the build are the biggest cost driver on any period renovation, and that's exactly what we head off.

FAQ

Period Building Renovation

What does a period renovation cost?

Rough guide for Luxembourg: €1,200 to €2,500 per m² for a full renovation including new building services. Single measures (bathroom only, kitchen only, floors only) come in correspondingly lower. We quote after a site visit.

How long does a full renovation take?

A 100 m² apartment in full renovation needs 4 to 7 months. Single-family houses take 6 to 12 months.

Can I stay in the house during the works?

For partial renovations, often yes. For full renovations we'd usually suggest moving out, it saves time and therefore money.
