New Build in Luxembourg: Solid Construction and Timber Construction

We construct residential homes and smaller commercial properties in solid construction and timber construction. Turnkey or as a shell, depending on how much you wish to take on yourself.

Solid construction: masonry, concrete, render

Classic solid construction remains the most common method in Luxembourg for single-family houses and smaller multi-unit residences. The load-bearing walls consist of sand-lime brick, perforated clay block or concrete. The benefits are dependable: good thermal mass for balanced indoor temperatures, high acoustic separation between rooms, and a long service life.

We design the wall build-ups so that the requirements of the Luxembourg energy class are met, without thermal bridges appearing later. That saves money and worry down the line, because no remedial work on an occupied house becomes necessary.

Timber construction: prefabricated and quick

Timber construction has caught up considerably in Luxembourg over recent years. Prefabricated wall and ceiling elements arrive directly from the factory and are assembled on site into a shell within a few days. That shortens the construction time, reduces weather dependency during the shell phase and creates a pleasantly healthy indoor climate.

Timber construction is often particularly well suited to extending an existing home upwards or to adding side extensions, because the loads are lower than with masonry and the existing structure usually does not require elaborate strengthening.

Turnkey or shell plus self-build

We work in two models. With a turnkey new build we take on the complete coordination through to handover of the move-in-ready spaces. You have one point of contact, a fixed price and a delivery date. In the second model we erect the shell, seal the building, and you take on the interior fit-out and finishing trades at your own pace.

In practice, owners often combine the two approaches. We take on everything that calls for routine, tools or specialist knowledge, that is typically drywall, flooring installation and bathrooms. Self-build is worthwhile where personal preferences or savings potential lie.

From design to key handover

A new build does not begin with the ground-breaking. Before the excavation come site assessment, preliminary design, structural engineering, permit, tender. We accompany you from the point at which a concept is in place and bring architect, structural engineer and specialist planners together. That avoids the typical sticking points where construction projects otherwise stall.
